Tracking Beats Inspecting
A single inspection tells you very little. A capacitor reading forty-one microfarads against a forty-five rating is within tolerance and entirely unremarkable on its own.
The same capacitor read at forty-four two years ago and forty-one now is a different story: it is on a trajectory, and it will not survive another summer. Nothing about that is visible without a record, which is why every visit is logged and compared, and why the value of a plan grows in its second and third years.
What a Visit Covers
The same fixed sequence every time, so the readings are comparable rather than merely present. Electrical, refrigeration, airflow, condensate — measured, recorded and set against last year.
Nothing is replaced during a maintenance visit without your agreement. If something is failing you get told, with the reading that says so and a price, and it stays your decision — which is why households tend to stay with AC Repair Wellington rather than reshopping the service every spring.
- Capacitor values and contactor condition, logged against previous visits
- Compressor, condenser fan and blower amp draws versus data plate figures
- Refrigerant pressures with superheat and subcooling calculated
- Static pressure at the air handler, and the split measured across the coil
- Condenser coil cleaned and the cabinet cleared out
- Drain line cleared and treated, pan cleaned, float switch physically tested
- Electrical connections checked for heat damage and tightened
Warranty Cover Depends on It
Almost every manufacturer parts warranty requires documented annual maintenance, and that clause is not decorative — it gets applied. A compressor claim on a system with no service history is a claim that tends to be refused.
So the record we keep is not just for diagnosis. It is the evidence that supports a warranty claim years later, and it is one of the more practical reasons to have somebody servicing the system who writes things down and keeps them.
Properties That Sit Empty
Wellington has a great many houses occupied for part of the year, and an unoccupied Florida property with the air conditioning switched off will pass seventy percent humidity within weeks and grow mould on everything soft in it.
For those, the plan is shaped differently: a shut-down visit before you leave and a start-up visit before you return, with the system left running at a setpoint that manages moisture cheaply rather than cooling an empty house. Findings come back by email with photographs, so a problem discovered in July is a message rather than a homecoming.
Questions We Get Asked
- How often should the system be serviced here?
- Once a year as a minimum, and twice for equipment that runs nearly year-round or sits somewhere unusually dirty. Systems in this county accumulate roughly double the annual run hours of the same equipment further north.
- Do I have to be on a plan to get a service?
- No. You can book a single maintenance visit whenever you like and it will be done to exactly the same list. The plan spreads the cost and, more usefully, makes the reminder somebody else's job.
- What if you find something wrong?
- You are told what it is, shown the reading, and given a price. Nothing is replaced during a maintenance visit without you approving it first, and items that are drifting rather than failing are flagged for watching rather than sold.
